Becoming a homeowner is a dream that people everywhere share! It is the opportunity to turn rent payments into home equity. It is a chance to have a home where the paint is fresh, the plumbing works, and there is enough room for everyone. It is an opportunity that Habitat for Humanity of Catawba Valley wants to put within your reach.

Habitat builds simple, decent, energy-efficient 2, 3, 4 and 5-bedroom houses that are sold to partner families at no profit, through an affordable loan. Mortgage payments vary by house size (determined by family size) length of mortgage, and family income, but are typically $450.00 per month and will not exceed 30% of the family's monthly gross income. Mortgage payments are recycled back into our building program.

 

How to Begin

Habitat uses a Family Selection Committee to find families that meet our affiliate’s guidelines and are ready for the challenges of homeownership. The Selection process begins by completing a "Request for Application" form found in our inquiry brochures. To obtain a brochure:

Attend a Habitat Applicant Information Meeting

(Call to find out when the next meeting is scheduled).

When this form is filled out and returned with the documents listed, Habitat begins a screening of some of the most basic requirements. When the screening is successfully completed, you are ready for an application. Habitat staff will be in contact with you every step of the way.

 

Ability to Pay

Must have lived or worked in Catawba County for the 12 months just prior to applying

Must be legal residents or U.S. citizen

Must have income within guidelines below with ability to repay a mortgage loan as well as meeting all of family’s other responsibilities.

Must have worked the last 12 months(gaps permitted for medical or educational reasons) if your household income is based on earned income

Must have a reasonably good credit history (when not within guidelines consultation is available to help you meet requirements)

Income Guidelines

Applicants must have income in the range between minimum gross income and less than the maximum based on the number living in the household.

  For larger families, add $1,000 to the minimum and $2,500 to the maximum for each additional family member.

 

Need for Housing

There are many ways to qualify on the basis of need. If you meet any of the following, you may be eligible.

Your present housing is:

Substandard – it may be structurally unsound or dilapidated

Unsafe – there may be multiple crime-related police calls in your immediate neighborhood

Cost Burden – rent payments are 30% or more of your total monthly income

Overcrowding – Adult and child (one year of age or older) or more than two children share a bedroom; or two children of the opposite sex share a bedroom; or not all in household are able to sleep in a bedroom

Can’t qualify for a conventional mortgage loan with a traditional mortgage lender

 

 

Willingness to Partner

Willingness to partner is determined by the applicant’s participation in the application process-- meeting deadlines and providing documentation required in a timely manner as well as a willingness to fulfill Sweat Equity hours by working on Habitat construction of houses, attending Homeowner preparation classes, and making small installments on a $500 down payment. It is important that an applicant demonstrate a shared value for a drug and crime free community.
